Mortgage Pre-Approval

This is the first step in the home buying process. We gather all information / documentation needed to communicate your maximum purchase price, and at what cost. Creating clear and concrete budgets, and walk you through the entire process from start to finish. With a mortgage pre-approval, we submit your full file to hold rates up to 120 days. 

Purchase

After finding a property you want to buy, we find funding for it. With your current and future financial situation and goals in mind, together we will choose a mortgage product best suited for you, all while quitting you through the process from initial offer to holding they homes keys in your hand.

Mortgage Refinance

Renegotiating or replacing your existing mortgage with a new mortgage product with new or updated terms. We provide guidance on reasons why a refinance might be a good financial option for you, including creating a way to save you money either monthly or in the long term via payments and structure of mortgage, investment purposes, liquidity for renovations, or debt consolidation.

Mortgage Renewal

When your mortgage is nearing maturity, while taking your current financial situation and goals in mind, we shop our lenders for the best placement for your mortgage for the new term. This could mean negotiating your rate and terms with your current lender, or moving your mortgage to another lender if it presents a better fit.

Home Equity Lines of Credit

Much like a refinance, we look for alternative and more flexible financing options if you are looking to access additional equity in your home. Acting as a revolving line of credit, we offer advice on how to utilize this tool to help with unexpected expenses, or saving you money via avoiding pre-payment penalties or high interest credit cards.

Rental Properties

Providing advice to our investor clients on how to build generational wealth through real estate. We provide guidance on utilizing the market as well as equity in other homes to grow your portfolio. Private Mortgages

Have you been turned down by a bank? We may have a solution. Our private mortgage lenders in the Hamilton/Burlington area rise to the occasion when unexpected circumstances leave you with a decline from the bank. These lenders are useful for those who need short term financing, are in the process of repairing their credit, do not have verifiable income, or do not have time for a long approval process. With these products, we set you up with a plan and budget to move back to common banks during your term.

  • Lending requirements for mortgages over the last few years have become more complex and there are a large number of moving pieces involved. Working with a mortgage expert ensures that you are in the best position possible for the lender, therefore increasing your chances of an approval, and occasionally, a better rate.

    Because Schedule A banks have very specific lending requirements, many people in todays market do not always fit their approval guidelines. Furthermore, if you go into your bank for a mortgage, they are only able to sell you their products. Because we have access to over 50 lenders (including these same banks), we are able to ensure that you are set up with the best possible mortgage product that fits your specific financial situation and goals.

  • No! This is why using a broker is so beneficial to you. If you choose to shop around by yourself, every lender you speak to will pull your credit separately. This will impact your credit score when it is time to purchase. When you choose to work with us, we pull your credit only once! And we do all the shopping for you, protecting your credit and saving you both time and money.

  • When you're on the hunt for a new home in this market, you really need to have your ducks in a row. Thats why we ensure a pre-approval that is solid, FREE and can even save you money.

    We take all your information upfront, answer any concerns you may have and we even adjust your pre-approval every time there is a change in the rates or mortgage qualifications. We work with your real estate agent and your timeline to lock in rates up to 120 days before your purchase to ensure not only that we save you money, but so you have time to find the perfect house too.

  • Our most asked question! This is not a straight answer at any given time as rates are based on each individual clients situation. The factors that go into your interest rate include credit score, the way you are paid from your employer, if you are self employed, debt you carry, the property you are financing, and the type of mortgage product that is the best fit for you.
